There Are A Few Stages In The Process To Establishing Your Land’s Potential:

STAGE 1 – We will carry out an initial assessment of your land’s potential via a desktop study.

STAGE 2 – If your land has potential, we will either meet you on site or carry out a detailed assessment that will set out our view of your development opportunities. This includes any fee structure and a timetable for taking the matter forward on your behalf.

STAGE 3 – Once the terms have been agreed and signed, the process can begin. We will prepare and submit all necessary documents for the Council’s consideration and fund all stages of the planning application until a decision has been reached. This may also include the appeal process.

A Closer Look At Opportunities For Land Development

Thanks to changes in planning laws, many new opportunities now exist for landowners. Even building on farm land in the open countryside and other land which was previously refused permission can now be granted planning permission if the situation is right. The size of the plot could be small and suitable for only one or two houses, or it may be very extensive and suitable for hundreds of houses. Land with the best chances of development will be located near to or on the edge of an existing town or village.

These new opportunities have arisen because the government, often through an appeal process, is pushing through new housing development, even in places where there is strong local opposition. Provided the land is suitable, it’s now possible to obtain planning permission by focusing the application on certain government requirements to release land for development under Local Development Framework “LDF”.
